On Wednesday in Vilnius, during the prestigious Lithuanian Real Estate Awards “For Sustainable Development” 2025 ceremony, the best real estate projects of 2025 in Lithuania were announced and honored. The Lithuanian Real Estate Development Association (LNTPA) and the Academy of Sustainable Development have been organizing this competition for 18 years.
In the Residential Category, two real estate projects were recognized as the best: the “Algirdo 3” project in Vilnius by the company Realco (arch. Prof. Dr. Edgaras Neniškis, “Arches”) and the “Alėja 18” project in Kaunas by Etapas group (arch. Mindaugas Miliukštis, “M.Miliukštis”).
In the Commercial Real Estate Category, the winner is “Sky Office” in Vilnius, a project by YIT Lietuva (arch. Prof. Gintaras Čaikauskas, Simonas Klezys, Simonas Čaikauskas, “Architektūros linija”).
The award for the best Industrial and Logistics Real Estate Project went to the industrial innovation park “VMG Technics R&D Park” in the Klaipėda district (arch. Prof. Dr. Edgaras Neniškis, Arūnas Liola, Rolandas Liola, Artūras Mažeika, Toma Bačiulytė, Karolina Masalskaitė, Rūsna Vaineikytė, Akvilė Brazauskaitė, “Arches”; project manager Rimantas Bogdžiūnas; arch. Lauras Ruseckas, Rita Girgždytė, “Neoforma” (site plan)). The project was implemented by VMG Technics.
Two projects were recognized as the best Public Purpose Real Estate Projects: the “Vilnius University Medical Science Center” in Vilnius (arch. Jovilė Porvaneckaitė–Dagelienė, Antanas Dagelis, “Cloud architektai”) and the “New Vilnius Airport Departures Terminal” (arch. Artūras Asauskas, “Vilnius Architektūros Studija”). Both were developed by Eika construction.
The Future Project of the Year award went to Memelio Miestas in Vilnius (arch. Prof. Dr. Edgaras Neniškis, Žilvinas Urbas, “Arches,” Prof. Dr. Tomas Grunskis, Jūratė Kindurytė, Martynas Mankus, “AEXN”). The project is being developed by Stemma group.
Readers of the news portal 15min.lt selected their own favorites. The Public Choice Award went to the project “12 Terraces” in Pervalka, Neringa (“G.A.L. architektai,” “LG projektai”), implemented by „Antai Group“ ir „Pervalkos terasos“.
The competition, held for the 18th time, attracted a large number of participants this year – as many as 34 real estate projects competed to become the best in their respective categories.
Total investments in the projects competing for the Grand Prize amount to approximately EUR 0.5 billion. Separate investments in public infrastructure total more than EUR 7.3 million. Altogether, projects in this category have introduced around 186,000 sq. m of space for living and commercial activity to the market, and created more than 2,500 parking spaces.
The competition participants were evaluated by an expert jury of eight members, comprising representatives from the Chamber of Lithuanian Architects, the Lithuanian Builders Association, banks, VILNIUS TECH (Vilnius Gediminas Technical University), the Ministry of Environment, and the Lithuanian Real Estate Development Association.
